Part 3 of 3 — how reserves are saved and spent, and what to bring to the 2027 budget presentation.
The Short Version
Reserves pay for big repairs — roads, the clubhouse, the pool.
Since the 2023 dues increase, a larger share of the budget has gone into reserves.
Money also comes out — mostly for repairs, and twice since 2019 to help pay everyday bills.
| Three Words to Know Reserve Study — an independent 2023 review of the Association’s 110 community items and what repairs will cost. Spent from reserves — money taken out of reserves to pay for a big repair. Transfer to operating — money moved out of reserves to help pay everyday bills. |
| How Much Goes In? The share of each year’s approved budget set aside for reserves: Through 2022 — about 8 to 10 percent. 2023 and 2024 — about 12 and 13 % 2025 — nearly 16 %, the highest yet. 2026 — about 13 %. | How Much Comes Out for Repairs? 2019 — about $48,000. 2021 — about $2,000. 2022 — about $73,000, for clubhouse and air-conditioning work. 2025 — about $235,000, the largest of the years we could verify. 2026 — about $103,000 through July. Records for 2020, 2023 and 2024 don’t show a clear total, so we left them out. |
Money Moved to Everyday Bills
2023 — $65,000, in November and December. Minutes we reviewed record a Board vote for $35,000 of it. In 2025, the Board voted to return $65,000 to reserves.
2026 — $47,500, for insurance premiums. The Treasurer’s August report calls it temporary.
We did not find a recorded vote for the other $30,000 or the 2026 transfer. That may reflect where records are kept, not whether a vote occurred.
How the Budget Is Adopted
The Board prepares the budget at least 60 days before the year begins. It must include reserve contributions based on a separate reserve budget. Owners receive a summary, and a members’ meeting follows 14 to 30 days later.
Questions to Bring to the 2027 Budget Presentation
Will the 2023 Reserve Study be updated, and when?
When will the 2025 and 2026 annual reports be available?
