Turnover — the transition from developer to homeowner governance — is not automatic. It requires an informed community ready to govern itself. Here’s what that means for Coosaw Point.
OPENING
Turnover is the moment every planned community eventually reaches: the point at which the developer steps back and the property owners take full control of their association. For Coosaw Point, that moment is approaching — not tomorrow, but within the foreseeable horizon of this community’s development arc.
When it happens, it will be one of the most significant events in Coosaw Point’s history. The people who sit on the POA board after Turnover will be your elected neighbors. The financial condition they inherit will be the community’s problem to manage. The contracts they take over will be the community’s obligations to fulfil.
WHAT TURNOVER REQUIRES
A successful Turnover requires more than a change in board composition. It requires a community that understands its own governance documents, knows the state of its physical assets, has a clear picture of its finances, and has neighbors willing and able to serve on the board. None of that happens automatically. All of it requires preparation.
WHAT COOSAW FUTURES IS DOING ABOUT IT
Preparing the Coosaw Point community for Turnover is the fourth stated purpose of Coosaw Futures, Corp., embedded directly in our Articles of Incorporation. Our Knowledge Series, our documentation work, our financial research, and our advocacy work are all oriented toward the same goal: ensuring that when this community transitions to full homeowner governance, the new board and every property owner behind it know what they are inheriting and are ready to steward it well.
Our twelfth Knowledge Series session — scheduled for June 2027 — is titled ‘Community Vision & Next Steps.’ Between now and then, we will have covered every dimension of Coosaw Point governance, finance, infrastructure, and law. By the time Turnover comes, no one in this community should be surprised by what they find.
