Your annual POA dues keep the lights on and the roads maintained. Your Coosaw Futures membership funds something different: independent documentation of the community’s assets, professional legal guidance on your governance rights, and a growing library of information that belongs to every property owner — not just the board. Annual membership is $250. That’s a one-time decision that funds a year of research, education, and record-keeping on your behalf. Voting rights, document access, Knowledge Series sessions, and a voice in what we prioritize — it all comes with membership. Charitable donations are also welcome for neighbors who want to support the work without a formal membership.

All Members must be recorded owners of lot parcels in the Coosaw Point development on Lady’s Island, Beaufort County, South Carolina. The following persons and entities are not eligible for membership:
(a) DECLARANT EXCLUSION. No person or entity that constitutes, is controlled by, is affiliated with, or acts as an agent of the Declarant shall be eligible for membership.
(b) APPROVED BUILDERS EXCLUSION. No person or entity qualifying as an Approved Builder under the builder program established pursuant to the Governing Documents shall be eligible for membership while holding title to a Coosaw Point lot for the purpose of constructing a residence for subsequent sale. Membership eligibility activates only upon conveyance of that lot and completed residence to a final residential purchaser.
(c) HOMEOWNER-ELECTED POA DIRECTORS — MEMBERSHIP PERMITTED WITH MANDATORY RECUSAL. A property owner who serves as a Member-Elected Director of the POA is not excluded from Corporation membership solely by reason of holding that POA board position.
(d) ENTITY-OWNED LOTS. Where a lot is held in the name of a legal entity, membership shall vest in a single designated natural person who is a principal, beneficiary, trustee, or authorized representative of that entity. Only one Voting Interest shall be recognized per lot.
(e) ONE VOTE PER MEMBER. A Member who owns multiple lots holds one (1) Voting Interest, not one vote per lot.
