What Coosaw Futures is building: an independent, documented record of Coosaw Point’s physical assets, infrastructure, and amenities — so that property owners know what they’re inheriting at Turnover.
OPENING
At some point in the next few years, Coosaw Point will transition from developer-led governance to full homeowner control. When that happens, the elected board of the Coosaw Point Property Owners Association will inherit responsibility for every road, every stormwater pond, every amenity structure, and every community asset in the development. The question is: will the community know what it’s getting?
That question is why Coosaw Futures created an Infrastructure Committee.
WHAT WE ARE DOING
The Infrastructure Committee is building an independent, documented record of Coosaw Point’s physical assets. This means walking and photographing the roads, surveying the stormwater ponds, documenting the condition of community structures, and comparing our findings with the existing Independent Reserves Study. We are not managing or repairing anything — that is the POA board’s job. We are creating an independent record for every property owner.
WHY INDEPENDENCE MATTERS
The reserve fund is the community’s financial safety net for future maintenance and replacement of common assets. Understanding whether it is adequately funded — and whether the Independent Reserves Study accurately reflects actual replacement costs — is essential information for every property owner. Deferred maintenance today becomes a special assessment tomorrow.
By building our own documentation now, Coosaw Futures ensures that when Turnover comes, the community’s new elected board is not starting from scratch. They will have an independent record of what exists, its condition, and what the community has been told about it.
